Reno-Sparks Industrial Market Keeps Absorbing New Warehouse Space
Warehouse and logistics space in the Reno-Sparks area continues to fill quickly, even as new construction adds millions of square feet to the market.
The Reno-Sparks industrial market keeps defying predictions that it would eventually cool off. Brokers say new warehouse and distribution space continues to lease up quickly, even as developers add millions of square feet of new inventory tied to the Tahoe-Reno Industrial Center corridor.
The region's appeal to logistics and manufacturing tenants rests on a familiar combination: proximity to major West Coast markets, relatively lower land costs than California, and rail and highway access that has improved steadily over the past decade.
Commercial real estate brokers note a shift in tenant profile, with more advanced manufacturing and battery-related companies signing leases alongside the traditional e-commerce distribution tenants that first drove the market's growth. That diversification, brokers say, has made the market somewhat more resilient to swings in any single industry.
Vacancy rates remain among the lowest in the region's history, though a wave of speculative construction now under development could test that tightness over the next two years.
