Small Businesses Navigate Rising Commercial Lease Costs Statewide
Owners of small retail and service businesses across Nevada say rising lease rates are forcing difficult decisions about location and staffing.
From strip malls in Henderson to storefronts along Reno's Midtown district, small business owners across Nevada say rising commercial lease rates are forcing tough tradeoffs between location, staffing, and prices they charge customers.
Commercial real estate data shows retail lease rates climbing in most of the state's population centers over the past two years, driven by strong demand for well-located space even as some larger retailers have pulled back. For small, independently owned businesses operating on thinner margins, the increases can be difficult to absorb.
Several business owners interviewed said they have delayed hiring or scaled back hours rather than raise prices further, worried about losing price-sensitive customers. Others have relocated to secondary corridors with lower rents, betting that loyal customers will follow.
Economic development officials in multiple counties say they are exploring small-business rent assistance programs, though funding for such efforts remains limited and unevenly distributed across the state.
